Online calculator or individual valuation?
Online calculators generally use limited property information. They usually account for location, area, type and a few other basic details. However, they may not adequately assess the actual condition, renovations, fittings or other specific characteristics.
The result is therefore often a fairly broad price range that gives only an approximate indication of value.
Some online calculators are also mainly intended to provide a quick preliminary estimate, followed by an offer to arrange a sale.
How is an individual valuation different?
I base the valuation on actual sales of comparable properties, rather than relying only on asking prices in property listings.
For houses, apartments and holiday homes, an on-site inspection allows a closer assessment of actual condition, quality of construction, fittings and any renovations. This helps evaluate differences between the property being valued and comparable sales more precisely.
For land, I mainly account for location, area, access and possible uses under the land-use planning documents.
The result is a written valuation with a specific assessed value, a clear calculation and an explanation, rather than just an automatically generated price range.
