How can you assess whether the price is reasonable?

Property listings can provide an initial guide. However, the difference between asking prices and actual sale prices can reach 10%, and in some cases 20% or more.

I therefore mainly use actual sales of comparable properties. These provide a more reliable basis for determining value than asking prices alone.

For houses and apartments, I mainly account for location, size, layout, condition and fittings. For land, I consider location, area, access and possible uses.

What can the valuation be used for?

The result is a written valuation that allows you to compare the asking purchase price with a professionally assessed property value.

If these amounts differ significantly, the valuation can also support price negotiations with the seller.
