How can you establish the property’s actual value?

Prices are often based on similar properties advertised on property portals. However, those listings mainly show the sellers’ asking prices, rather than the amounts the properties actually sold for.

I therefore base the valuation on actual sales of comparable properties.

For houses and apartments, I mainly consider location, size, condition and fittings. For land, the main factors are location, area, access and possible uses.

What can the valuation be used for?

The result is a written valuation with a calculation and an explanation of the assessed value.

The valuation can provide a basis for setting the asking price and help avoid advertising the property at an unreasonably high or unnecessarily low price.

The final sale price may differ depending on current demand, the method of sale and negotiations with prospective buyers.
