How is land valued?

I use actual sales of comparable land, taking particular account of location, area, access and possible uses.

The land-use plan is also important. A parcel recorded as arable land in the Czech cadastre may, for example, be designated for future development, which significantly affects its value.

What if there are several plots?

One valuation can cover a larger group of plots recorded on several ownership sheets, including co-ownership shares.

To begin with, I need the ownership sheet numbers (LV) and the relevant cadastral areas. I can use these details to find the individual parcels and their basic information.

For Czech inheritance proceedings, the land is valued as at the date of death.
