What is needed for the valuation?
To begin with, the property needs to be identified:
- House or apartment: address, or the ownership sheet number (LV) and cadastral area.
- Land: ownership sheet number (LV) and the relevant cadastral area.
- Other properties: agricultural buildings, workshops and other structures can be identified by their parcel number and cadastral area.
- Several properties: for example, a house together with agricultural or forest land. In this case, the ownership sheet numbers (LV) and the relevant cadastral areas are the most useful starting point.
Any further information and documents needed will be clarified as necessary.
For Czech inheritance proceedings, the property is valued as at the date of death.
How do I prepare the valuation?
I use actual sale prices of comparable properties, rather than relying only on asking prices in property listings.
A valuation for inheritance proceedings has a shorter structure than a full valuation report. The value calculation itself usually remains the same. I mainly reduce the length of the document, rather than changing the valuation approach.
The fee depends on the scope of the valuation and the documents available. We always agree the specific fee before work begins.
